This page sets out the terms and conditions of use of the Eridor Chalet website and the booking and accommodation conditions for the property in Voroneț, Suceava County, Romania, with full rental for groups of up to 12 people.
By accessing the website, requesting a reservation, or making a payment, you accept these terms and conditions.
1. Who we are and how to contact us
Eridor Chalet offers tourist accommodation services, with full rental of the property.

2. Definitions (for clarity)
In this document:
“Website” means the Eridor Chalet website, its pages and contact/booking forms.
“Property” means the Eridor Chalet and the separate relaxation building (wellness area), plus the courtyard, terrace and related facilities.
“Guest” means the person booking and/or staying, including members of their party.
“Reservation” means the firm request for a time slot (check-in/check-out) and its confirmation according to the payment section.
“Smoobu” means the software solution integrated on the website, used for availability and reservations.
3. Object of services and rental method
Eridor Chalet is rented entirely, exclusively for your group. We do not simultaneously host other groups during the same period.
The property mainly includes:
6 double rooms, each with private bathroom with shower, Smart TV and mountain view
2 living rooms, dining area for 12 people, equipped kitchens
outdoor area with terrace and barbecue
separate relaxation building with Finnish sauna, jacuzzi for 6 people, lounge, kitchen/dining room, 2 bathrooms
4. Website usage rules
You accept the following rules when using the website:
use the website only for information, requests and real reservations
do not send false information (name, email, phone, number of people)
do not try to affect the functioning of the website (spam, attacks, unauthorized access)
respect the copyright for texts, photos, logos and visual elements
We may limit or block access to the website if we observe abusive or fraudulent activity.
5. Availability and reservations through Smoobu
The website displays real-time availability through Smoobu integration. However, there may be rare instances of temporary differences due to technical reasons.
Practical rules:
the system displays the free intervals and calculates the rate for the selected period
the reservation becomes firm only after the confirmation conditions are met (section 6)
If an availability error occurs, we will contact you as soon as possible and propose:
other available data, or
free cancellation of unconfirmed request (if you have not paid the advance)
6. Rates, payment and booking confirmation
6.1 Indicative prices published on the website
Monday–Thursday: 4,000 RON / night
Friday–Sunday and peak periods : 5,000 RON / night
Minimum stay: 2 nights (especially for weekends and holidays)
The rate covers the full rental and includes the facilities presented on the website, including the wellness area, with no hidden costs, with the exceptions mentioned under “additional costs” (e.g. late check-out, extra cleaning, lost keys).
6.2 Advance payment and payment term
The reservation is confirmed by:
20% deposit of the total amount, payable within 48 hours of making the reservation, by bank transfer or online (according to the options communicated in the confirmation)
If you do not pay the advance on time, we can automatically cancel the reservation and free up the time slot for other requests.
6.3 Payment of the difference
the remaining 80% is paid at check-in, in cash or by bank transfer, or in full in advance if you choose this option
6.4 Billing
We issue an invoice for payments. For invoicing, please provide us with the necessary details (individual or legal entity) at the time of booking or before check-in.
7. Cancellation and no-show policy
7.1 Non-refundable advance
The 20% deposit is non-refundable upon cancellation, for any reason, according to the policy displayed on the website.
7.2 Cancellation conditions (applicable examples)
cancellation 30+ days before check-in: lose the deposit (20%), do not owe the rest
cancellation 15–29 days before: lose the deposit (20%) and pay another 30% of the rest (total 44%)
cancellation less than 15 days before or no-show: you owe 100% of the reservation value
7.3 Changing booking details
If you request a change of dates (check-in/check-out):
we accept changes only based on availability
we can apply rate differences if the new period has a different rate
we can treat the change as a cancellation + new booking if the original slot cannot be reallocated
7.4 Right of withdrawal (14 days)
For accommodation services with a specific date or period of performance, the legislation on distance contracts provides an exception to the right of withdrawal.
8. Check-in, check-out and access
8.1 Standard hours
Check-in: after 3:00 PM
Check-out: until 12:00
8.2 Flexible check-in
We can approve early check-in if we have availability on the day of arrival.
8.3 Late check-out
We can approve check-out until 2:00 PM, subject to availability, with a supplement:
500 RON (request at least 1 day in advance)
8.4 Required documents
At check-in, we request identity documents for all guests and the completion of accommodation forms, according to legal requirements applicable to tourist accommodation structures.
9. Damage, key and cleaning guarantee
9.1 Damage guarantee
At check-in we retain a guarantee:
1,000 RON for any damages
We will return the full deposit at check-out if:
do not identify any damage, shortages or excessive soiling that exceeds normal use
respect the rules of the house and the wellness area
9.2 Lost keys
In case of loss of keys:
key set replacement fee: 300 RON
9.3 Final cleaning and additional cleaning
Final cleaning is included. Upon departure, please:
to leave the premises in a reasonable condition
collect packaging and food scraps
to store garbage in the indicated containers
We may charge additional cleaning if necessary:
300–800 RON, depending on the situation (e.g. hard-to-remove stains, dirty furniture, persistent smoke smell indoors)
10. House rules
10.1 Capacity and access
we accept a maximum of 12 people accommodated
we do not accept additional people beyond the declared number
we do not allow unannounced overnight visitors
10.2 Quietness and respect for the neighborhood
respect quiet hours after 10:00 PM
avoid loud music outside, especially in the evening
10.3 Smoking
we prohibit smoking in all indoor spaces
allow smoking only outside, in designated areas
we may apply a fee of 500 RON if you smoke indoors (includes ventilation, cleaning, odor neutralization)
10.4 Pets (smell)
The website may display different information in different sections. As a standard rule:
we do not accept pets
we can only accept with written approval before booking, under specifically established conditions (e.g. size, number, fees, rules)
10.5 Events and parties
do not organize events without prior approval (parties, DJs, bands, large external guests)
if you want a private event, ask for an offer and conditions before booking
10.6 General prohibitions and obligations
do not damage furniture, equipment, textiles, dishes and decorations
do not move furniture between rooms without agreement
do not change technical settings (boiler, wellness equipment, installations)
do not use illegal substances on property
follow the safety instructions for the barbecue, kitchen and wellness area
10.7 Consequences if you break the rules
Depending on the severity, we can apply:
warning and request for remedy
Damage and additional cleaning fees
immediate termination of the accommodation without reimbursement of the amounts paid, in case of serious or repeated violations
11. Rules and liability for the wellness area (sauna and jacuzzi)
The wellness area operates in a separate building and is used exclusively by the accommodated group.
11.1 Rules of use
Please respect:
take a shower before the sauna or jacuzzi
use the towels and bathrobes provided
respect the recommended time in the sauna (maximum 15 minutes per session), with breaks
do not insert glass into the jacuzzi area (glasses, bottles, objects)
do not change the technical settings of the equipment
report any malfunction immediately
11.2 Safety and health
Using a sauna and jacuzzi involves risks, especially with certain medical conditions. Before use:
if you have cardiovascular problems, hypertension, pregnancy or other conditions, seek your doctor’s advice
avoid excess alcohol before or during use
discontinue use if dizziness, discomfort, palpitations, or malaise occurs
for children under 16, allow access only with direct supervision and shorter sessions
11.3 Limitation of liability for improper use
We are not responsible for:
accidents caused by failure to comply with the rules displayed and communicated at check-in
health effects caused by improper use or undisclosed pre-existing medical conditions
We are responsible for technical defects related to our maintenance, within the limits of the law and provided that you notify us immediately and allow intervention.
12. Surveillance and security cameras
We use surveillance cameras in outdoor common areas (e.g. entrance, courtyard) for the security of the property and guests.
Rules:
we do not install cameras indoors
we do not use cameras to monitor private group activity
we process data for security purposes, in accordance with data protection rules

13. Liability, personal effects and valuables
Keep your personal belongings safe. If you use the safe, follow the instructions given at check-in.
We are not responsible for loss or theft of personal property unless there is proven direct fault on our part.
If you identify a problem at check-in (cleanliness, inventory, defect), let us know immediately. We will resolve it as quickly as possible.
14. Force majeure and unforeseen situations
Force majeure includes events beyond our control (e.g. disasters, major breakdowns in public networks, restrictions imposed by authorities).
In such cases:
we can postpone the reservation or propose rescheduling
if we cannot provide the service, we discuss a reasonable solution, depending on the situation and the payments made
15. Complaints and problem solving
If an unpleasant situation arises:

give us access for verification and remediation
We aim to respond quickly and fix on the spot, when possible.
16. Copyright and use of content
The texts, photographs, plans and visual elements on the website belong to Eridor Chalet or its partners.
You are not allowed to:
copy and republish photos or texts without written consent
use the logo in advertisements or your own materials without permission
You can share the link to the website pages normally.
17. Modification of terms and conditions
We may update this document when we change:
rates, rules, booking procedures
facilities, program, conditions of use
We publish the date of the last update at the top of the page. The valid terms are those displayed at the time of booking and payment confirmation, except where the law requires otherwise.
18. Applicable law and competent courts
We apply Romanian law. For any dispute, we first try to resolve it amicably. If we do not reach a solution, the dispute is resolved by the competent courts in Romania.
